A Schedule of Condition is a detailed photographic and written record of the condition of a property at a specific point in time. It is one of the most valuable — and most underused — tools in property risk management.
When do you need a Schedule of Condition?
They are most commonly used:

Boundary Surveys & Dispute Resolution

Common Questions About Pimlico Surveyors' Services
You can instruct us directly — and most of our residential clients do. Simply fill in our online form or get in touch with the property details and we'll provide a quotation. We then liaise with your estate agent to arrange access. Your solicitor doesn't need to be involved in booking the survey, though they will of course want to see the report.
New-build properties come with NHBC Buildmark or similar warranties, but these don't replace a survey. Our surveyors regularly identify defects in new-build homes — poor workmanship, incomplete finishes, water ingress, and more — that are easier and cheaper to resolve if caught before you move in. A RICS HomeBuyer Report is typically appropriate for new-build properties.
A dilapidations survey assesses the condition of a property at the end of a lease to determine what repairs a tenant is obligated to carry out under their lease terms. We prepare dilapidations schedules and terminal schedules of dilapidations for both landlords and tenants, and provide independent advice on settlement of dilapidations claims.
