RICS Building Survey (Level 3)

The RICS Building Survey — formerly known as the Full Structural Survey — is the most thorough property inspection available. Our Pimlico Surveyors RICS surveyors inspect all accessible areas of the structure and fabric of the building, identifying defects, assessing their severity, and providing clear advice on repair options.

We strongly recommend a Building Survey for:

  • Older properties (pre-1920s Georgian, Victorian, and Edwardian homes)
  • Properties in poor or uncertain condition
  • Non-standard or unusual construction
  • Properties you plan to significantly renovate or extend
  • Any property where peace of mind is particularly important

Our Building Survey reports include estimated repair costs where appropriate, and we are always on hand to advise clients on next steps.

RICS HomeBuyer Report (Level 2)

The RICS HomeBuyer Report is a mid-level survey ideal for buyers of conventional, modern properties that appear to be in reasonable condition. It covers all the same key areas as a building survey but in less depth, making it more cost-effective for straightforward residential purchases.

Our RICS HomeBuyer Reports include:

  • Traffic light condition ratings for each element
  • Identification of urgent and significant defects
  • Legal and planning issues for your solicitor
  • Optional market valuation and reinstatement cost assessment
  • Prompt turnaround — typically 3–5 working days
Case Study: A client purchasing a 1990s flat in Battersea asked us for a HomeBuyer Report. Our surveyor identified significant damp penetration at the rear of the property — something the estate agent had described as "a small stain." The client used our report to negotiate a £15,000 reduction in the asking price.

Our RICS Registered Valuers provide independent, Red Book-compliant property valuations for a wide range of purposes. Unlike automated online estimates, a genuine RICS valuation is conducted by a qualified professional who physically inspects the property and draws on current market data.

We provide valuations for:

  • Mortgage/purchase valuation
  • Help to Buy valuation
  • Shared ownership valuation
  • Probate and inheritance tax
  • Lease extension valuation
  • Matrimonial and legal proceedings
  • Capital Gains Tax assessment
  • Portfolio valuation

All our RICS valuations are prepared in accordance with the RICS Valuation – Global Standards (the Red Book), the internationally recognised framework for professional property valuations.

Party Wall Act 1996

Party Wall Surveyors & Party Wall Advice

The Party Wall etc. Act 1996 requires building owners to serve formal notice on neighbours before carrying out certain types of construction work. If a neighbour dissents from a notice — or simply doesn't respond — a party wall surveyor must be appointed.

Pimlico Surveyors provides a complete party wall service:

  • Preparation and service of party wall notices
  • Appointment as building owner's surveyor
  • Appointment as adjoining owner's surveyor
  • Negotiation and agreement of party wall awards
  • Schedule of condition surveys before works begin
  • Advice on dispute resolution

Whether you're the person doing the building work or the neighbour receiving a party wall notice, our expert surveyors can advise and represent you throughout the process.

Schedule of Condition

Schedule of Condition Surveys

A Schedule of Condition is a detailed photographic and written record of the condition of a property at a specific point in time. It is one of the most valuable — and most underused — tools in property risk management.

When do you need a Schedule of Condition?

They are most commonly used:

  • Before neighbouring building works begin (party wall)
  • At the start of a commercial or residential lease
  • To support a dilapidations claim or defence
  • Before or after major construction works nearby

Our schedule of condition surveys provide a clear, timestamped photographic record that can protect you from unfair claims for damage you didn't cause.

FAQs

Common Questions About Pimlico Surveyors' Services

You can instruct us directly — and most of our residential clients do. Simply fill in our online form or get in touch with the property details and we'll provide a quotation. We then liaise with your estate agent to arrange access. Your solicitor doesn't need to be involved in booking the survey, though they will of course want to see the report.

New-build properties come with NHBC Buildmark or similar warranties, but these don't replace a survey. Our surveyors regularly identify defects in new-build homes — poor workmanship, incomplete finishes, water ingress, and more — that are easier and cheaper to resolve if caught before you move in. A RICS HomeBuyer Report is typically appropriate for new-build properties.

A dilapidations survey assesses the condition of a property at the end of a lease to determine what repairs a tenant is obligated to carry out under their lease terms. We prepare dilapidations schedules and terminal schedules of dilapidations for both landlords and tenants, and provide independent advice on settlement of dilapidations claims. Yes. We provide expert witness services for property disputes before the courts and in alternative dispute resolution forums. We can also provide initial advisory reports to help you understand the strength of your position before you commit to legal proceedings.
