A RICS HomeBuyer Report (also called a Home Survey Level 2) is a standard survey suitable for most conventional, modern properties in reasonable condition. It identifies urgent defects and issues that could affect the value of the property.

A Building Survey (Level 3) is the most thorough inspection available. It examines all accessible parts of the structure and fabric in detail, includes advice on repair options, and estimates likely costs. We strongly recommend it for older properties, those in poor condition, or any property you plan to significantly alter or extend.

The physical inspection typically takes between 2 and 4 hours, depending on the size and complexity of the property. For a standard 3-bedroom house, most inspections take around 2–3 hours. Larger or more complex properties may take longer.

After the inspection, our surveyors typically deliver the written report within 3–5 working days. For urgent situations, we offer an express service — just let us know when you request your quotation.

Under the Party Wall etc. Act 1996, if you're planning building works that affect a shared (party) wall or boundary, you are legally required to serve notice on your neighbours. If they consent in writing, no surveyor is needed. If they dissent or don't respond within 14 days, a party wall surveyor must be appointed.

We provide party wall services for both building owners and adjoining owners across London and the Home Counties. We can also advise neighbours who have received a party wall notice and are unsure how to proceed.
